The CasaKeepers
Partner Brief

What it looks like to hand your work to a builder who treats your reputation like their own — phase by phase, with the homes and the team to back it up.

A note from the founder

Whatever the title on your card, your business runs on one thing — your reputation. So here's a question worth asking: once your drawings leave your hands, who's executing them? And more importantly, are they protecting your work and your reputation? Because when a project goes badly on a jobsite it rarely matters who dropped the ball — the easiest target for an anxious builder is the architect or designer.

We built CasaKeepers to be the partner who doesn't let that happen. We build your vision to your design. We protect your relationship with your client. We protect the schedule. And when a question comes up — as they always do — we call you with options, not problems.

This brief lays out what that looks like — phase by phase — with a few of the homes we've finished and the team who finishes them. If you like what you see, the next step is a conversation where the benefits of working together become even more clear.

After the Drawings Leave Your Hands

You did the creative work. Then you handed it to someone else to execute — and your name stayed on it.
Every architect, designer, and drafts person we've worked with knows this feeling. The design is done — and then the project goes somewhere you can't follow it. Here's what tends to happen next:

You lose control of the details you fought for. The reveal that makes the room work, the alignment nobody else would notice, the material transition that took three sketches to get right — those live or die with whoever's swinging the hammer.

When the build disappoints, you're the one who looks bad. Whether or not it should be that way doesn't matter. The client doesn't blame the framing crew. They blame the person whose name is on the drawings.
You get thrown under the bus on the jobsite. "The architect said it can't be done." "The designer had terrible taste." "The architect didn't think this through." You weren't even there.
A bad referral costs you twice. Once on the project that went sideways — and again on the referrals that client never sends you. Bad stories travel further than good ones in this business.

"We understand that you put in the work to bring your creativity and the client's desires into a stunning vision. We also understand that your business depends on your reputation."

Where We come in

We can't make the construction phase disappear. But we can make it the part of the project you hand off with confidence — and hear good things about afterward. The rest of this brief is how.
Section 02

The Professional Partner Pledge

Your reputation is on the line every time you hand a project off. Here is what we commit to at every phase of the project we build for you and the client who trusts you. Nothing aspirational. It's how we've worked since 2016.

Your Partner During Design

Phase one
01

A partner, not a rival.

We work alongside you. We're not angling for the design work, and we're not competing for your client's trust. We came on board because of you — and we don't forget it.
02

Available to advise — never to redirect.

We assist and we advise. We don't direct or change your architectural development process. The design is yours; our job is to help it survive contact with the jobsite.
03

Real construction expertise.

Sometimes an idea needs to be run by the construction side. We'll talk through the implications — what existing walls can support, what fits the framing, what doesn't — so you don't commit to a direction the build won't allow.

Your Partner During Construction

Phase two
04

A clearly priced contract.

Every trade partner, material, and permit priced and accounted for before the first wall comes down. No nebulous estimates. No surprise bids — your client knows exactly what they're investing.
05

We build your vision to your design.

That is the whole job. We honor the details you spent weeks getting right — the reveal, the alignment, the thing only you would have noticed.
06

A named project manager — your single point of contact.

One person on our team for you and your client, from day one through wrap-up. Everyone hears the same information through one voice.
07

Frequent updates, full transparency.

Daily cleanup. Weekly written updates. A private project page with photos, documents, and files — accessible 24/7. You always know where the project stands without chasing anyone.

Section 03

The Construction Journey

From the day you hand it off to the day we hand it back — five steps. You stay hands-on through one and two; from there, it's ours to run.
1

Image
Step One

The Meeting

We sit down with you and your client to walk through the vision you've created and the scope you've drawn. A conversation, not a pitch — we're all deciding whether we're the right team to build it.
2

Image
Step Two

Design Collaboration & Scope

We work from your drawings. We refine the construction scope, flag anything worth a conversation, and stay available to advise. Never to redirect. Your design stays your design.
3

Step Three

The Clearly Priced Contract

Backstage: every trade partner, material, and permit priced. Your client gets one clearly priced contract — no nebulous estimates, no surprise bids.
4

Step Four

Making Sawdust

An assigned project manager as your single point of contact. Weekly written updates and a 24/7 project page with photos. We build your vision to your design.

Step Five

Designing the Details

Final selections — tile, fixtures, cabinetry, hardware. If you've specified it, we source it. If your client needs a hand, our in-house designer guides them through a focused set of choices.

    A Partner, Not a Rival

Who are you handing your construction to once the design work is done? Here's the case for making it us.
Founded in 2016 in Kerrville, CasaKeepers is a design+remodel firm built by someone who'd been the frustrated customer one too many times — and decided to do it differently. For a design professional, what that means is simple: the part of the project you can't control becomes the part you stop worrying about.

    We Protect Your Reputation

Your client never hears "this design is wrong" from us. If something needs solving, we solve it with you — never around you, and never at your expense.

    We Protect the Schedule

After many years of building renovation schedules, we can put a full Gantt schedule on an $800K renovation in a couple of weeks — and then we manage it, week by week, to the finish. The schedule is a plan, not a hope.

    We Know Our Costs

A complete plan, every trade partner and material priced, and one clearly priced contract for your client. No nebulous estimates. No surprise bids — clarity from day one.

    We Advise, Not Redirect

We're available to assist and advise; we don't direct or change your development process. It's your vision. We're the team that builds it.

    Design-Centric By Nature

We're a design+remodel firm ourselves. We read drawings, speak your language, and know a great project comes from real collaboration between everyone involved.

    One Team On Site

An assigned project manager as your single point of contact, daily cleanup, weekly written updates, and a 24/7 project page with photos — so you always know where things stand without chasing anyone.
